FAIRWAY MANAGEMENT GUIDE CLUB BELROSE TO SUCCESSFUL REFURBISHMENT

Back in 2013 the Board and management of Club Belrose decided that the time had come to upgrade their club. They were not exactly sure how to proceed but wanted to have some surety that the commencement and completion costs would be the same so they believed that design and construction would be the best approach.

After many meetings, presentations and budget revisions it became apparent to the Club that they couldn’t satisfy both the design and budget requirements. By then much time had passed.

In 2018 the Club then formally appointed Fairway Management to drive the process and maintain their budget. It should be noted that Steve MacLaren of Fairway Management is a member of the Club.

John Cormio (Club Belrose Secretary Manager) writes

“We were not initially certain that there was a need to engage a Quantity Surveyor. We are now certain that the engagement of Fairway Management provided the Club with not only an experienced QS but also an experienced club building expert with much experience beyond spreadsheets and certificates.

Whilst all building projects are challenging, Steve’s contribution ensured that the project was achievable from the planning and design phase through to the conclusion of the building phase.”

Unfortunately as is the case with most refurbishment projects, the ‘sins of the past’ were uncovered. There were a few latent conditions caused by either changed building methods or shortcuts taken by previous builders, however these were dealt with efficiently and cost effectively by the team.

John Cormio writes

“Steve’s role was primarily as the Clubs Quantity Surveyor. This said, Steve’s building experience both on the tools and behind the desk ensured the builder and their contractors claims where within an acceptable margin of what was agreed.”

At the completion of the construction the finished product satisfied the Clubs’ requirements as the entire facility was renewed and the budget was maintained. The club membership wholeheartedly approved and new members arrived in their droves. The Club experienced record trade figures in all departments and the future looks very positive.
